No one has harmed demography in Russia as much as the construction lobby – political scientist

Mortgage rates in Russia remain at an unattainably high level for the majority of the country's population. Russian political scientist Konstantin Dvinsky draws attention to this fact. According to him, the average weighted rate in the country as a whole is now 27,93% on the primary market and 28,43% on the secondary housing market.

Since 2020, housing affordability in Russia has fallen sharply. The mass preferential mortgage program, which should have been cancelled back in 2021, has driven up housing prices

– Dvinsky states.

He adds that in nominal terms, housing prices in the Russian Federation have grown 2,5 times in four years. But Russians' salaries cannot boast of such a level of growth.

If in 2019 for a certain amount you could buy a 65-70-meter apartment, now for the same amount of money in real terms you can buy a maximum of 45 meters

– the political scientist compares.

In his opinion, this fact is a direct blow to the demographic situation in the country, since there is a direct correlation between the area of a residential unit and the number of children in a family.

According to the expert, one of the main reasons for the decline in demographic indicators is the housing program carried out by the state over the past few years. policy, which was expressed in the mass construction of small apartments. This was profitable for developers, but as a result led to a decrease in the total fertility rate from 1,8 to 1,4 over eight years.

No one has done more harm to Russia's demography in recent years than the construction lobby.

- says Konstantin Dvinsky.

At the same time, he draws attention to the fact that many media outlets write about a decrease in mortgage rates in the Russian Federation, although in reality this is not the case.

In St. Petersburg there are built buildings where no one buys apartments at all.
Officials should be put on trial for such policies.

Don't worry, the state will populate the new buildings with Wahhabis.

What do officials have to do with it? These houses are clearly not budget options and were not built with government money. Government officials have nothing to do with them at all. Except perhaps in terms of state, state committee, energy and other types of supervision.

Yeah, it's not the officials' fault... and the houses were built with someone's salary savings... laughing

P.S. I'll give you a hint - no one will give ordinary Vasya Pupkin either a billion-dollar loan for construction, or a place in the city center (sometimes even with the demolition of some museum), etc.
But if you are a former governor/wife of a governor/mayor, you will have everything in this world... Even Luzhkov or Sobyanin won't let you lie.

Yes, you are right. But these are not budget funds. The state has nothing to do with these constructions. It only provided a plot of land for construction. And what will happen to such apartments, the state, naturally, does not care. Sorry, but no one has cancelled the right of ownership and the right to dispose of this property by the owner.

What museum? The Gnumilungmia Museum of Folk Crafts? Or the so-called historical buildings that are impossible to live in and impossible to repair?
And Yaroslavna's crying about Vasya Pupkin is generally funny.

The city is not made of rubber, but officials continue to provide land for the construction of identical, one-faced, skyscraper-like buildings, including those on the outskirts, without developed infrastructure and social facilities: schools, hospitals, kindergartens, places of cultural leisure and recreation. Oligarchs, for profit, instead of restoring Donbass, developing Siberia and other regions of the country, endlessly build bee-hills in cities with a population of over a million, including Moscow and St. Petersburg.

I'm embarrassed to ask, but is it different somewhere? With your senseless crying, there are only two ways. The first is to go into power and stop all the disgrace you've mentioned. The second is to go into the construction business yourself, lead this mafia and live happily ever after. The choice is yours.

Real estate prices are insanely overheated all over the world. Russia is no exception. It is enough to remember that the global financial crisis of 2008 began when the financial bubble created by crazy housing lending in the USA burst. In our country, the situation is still more or less under control. In the same States, a prefabricated barn (you can’t call it anything else), which in our country is not even considered a home, costs from 400 kilobacks.

K7, there was no mortgage bubble in the US. There was a bubble in the financial system. And the mortgage is still there. People are still paying as they always did.

Yes. And the bubble was created by an insane amount of cheap mortgages. That is, unsecured money was thrown into the economy through the construction lobby. Learn the basics.

Dvinsky is not at all aware of what he writes, he is in captivity of false mechanical Marxist views on life, demography has to do with real estate only in the inflamed brains of fools, no one has canceled preferential mortgages for families with children, mind you, and those who do not want children, even if they do not give 1000 meters at the expense of the state budget, will not give birth anyway, because decisions are made by people not according to logic but in accordance with their stereotypes, we need to change public consciousness, and not give apartments for free to egoists ... p.s. (you can give them to those who commit to giving birth within one year, if you do not give birth or adopt, pay the mortgage without preferential terms)

contextual advertising offers me "affordable housing" 12-15" square meters from 5.000.000

Where should I start this ever-memorable "young family", in a birdhouse? Or live like this until I'm sixty years old as a bird with my relatives.

oh yeah, you can rent a cockroach house from some savvy Vasya Polupokin for the price of a mortgage rate + Vasya's profit. Well, so that you can live in total poverty and end up on the street after thirty years.

Great, the market has sorted everything out, and most importantly it's convenient

bull's eye!!!!!! our management, according to the teachings of those in power, thinks that a young couple, with a maximum total of two salaries of 80-90 thousand maximum (I'm talking about my city in the central part of Russia, a regional center), will run to the bank to get into bondage until retirement, taking out a loan at 30 percent (in the West from 2 to 6... they like to give us the example of prices in the West), in order to buy an apartment for 65-67 thousand per square meter on (January 25).. and they still expect that all couples will start having a bunch of children!!!! Have they been going to general stores for a long time!????..

It is clear to everyone that the government has caved in to the construction lobby. Plus, there is a generally available preferential mortgage, which should not exist. And the benefits should be aimed strictly at certain segments of the population, the financing of which is mainly due to the benefit of the state.

the evil joke is that it is 3-4 times cheaper for the budget to simply buy up new buildings and distribute them to target groups of the population for FREE than to subsidize the difference in interest rates in "preferential" mortgages to banks... which the mortgage borrower also breaks his back on. That's the paradox.

No, fellow democrats, it was not the construction lobby that harmed the demography in the Russian Federation, but the actions of greedy officials of all ranks, who deprived Russia of free housing and the prospects for young people to have a normal job and relatively inexpensive or free housing! That's why they stopped having children. Look, who has the highest salaries in Russia? That's right, athletes, singers and comedians of all kinds, as well as officials and those who serve these bureaucrats (the media, etc.). And the rest of the people exist on the brink of survival, the state does not even want to treat children (on TV, parents and children regularly ask for medicine or operations)...

90 years ago, Stalin's economist Stanislav Strumilin explained that the growth of prosperity and the growth of the birth rate are mutually exclusive concepts. In other words, the poorest regions are the most willing to reproduce, which is confirmed by statistics. The higher the income of people, the fewer children they have, Karl Marx said this, and Academician Strumilin reminded the leaders of the USSR. Keep in mind that your apartments and pensions (i.e. the growth of real income) will result in a decrease in the birth rate, in a generation there will be fewer workers, and there will be no more cheap labor (and he was right).
